Choosing the perfect site for a Turnkey & Co home

The location of our Turnkey & Co homes is as important to us as the quality of the design, the build and the finishings. This means a significant amount of time, research and insider knowledge goes into choosing each and every site.

Where? 

We are well connected in the Franklin community and actively involved in local sports clubs and schools. This means we know what is happening in different regions in Franklin, and how the areas are growing and changing. 

Looking through online real estate listings, checking out local developments and new subdivisions is a hobby of ours, and we love to get a feel for what is going on, and being in the know. We actively foster relationships with local developers so we know what is coming up in the different areas.

We prefer areas that could be defined as up and coming, for example, Clark’s Beach is an area we are excited about right now, and ticks all our boxes.

When we are getting serious about a property we make sure we know what the local council plan includes for that area, what future infrastructure plans are in place, or significant consents have been granted – so we have a good idea of what the future will look like. 

We only build homes we would be happy to live in ourselves, so when it comes time to make a decision, we have one last question to ask – “Would we want to live here?”. 

What? 

There are primarily two main types of property we are keeping an eye out for.

As keen subdividers, we look for existing homes with subdividing potential. We have ongoing relationships with contractors we trust and this includes surveyors, so we make sure the property is suitable for our needs - a cleverly designed home with enough outdoor space for a family - before proceeding.

We also keep an eye on desirable sections in new developments. In Franklin we are spoilt for choice with new developments, but not all of these will meet our criteria. The development needs to be well thought out and designed, in a neighbourhood of choice, with good infrastructure plans. Even in the ideal development, not every section is going to catch our eye, and needs to meet our requirements before we will move forward.
