Why subdivide?

You could sell the section to help repay your current mortgage, you could build a new dwelling then sell one or both properties, or better still, rent them both out to increase your income stream. Is it feasible?

There are many contributing factors to whether or not you can subdivide your property, with the main one being your local council’s district plan. They will have rules and standards that have to be met before you can proceed with your subdivision.

From there, other things that will need to be considered are the size of the section, vehicle access and utility servicing. These are things like supply of power, telephone and water. If you get the green light from the council, you will then need to move through the consent process. This is a timely process and is often subjective to the individual project and is something to consider when taking on a subdivision. As well as uncertain time frames, there are also financial commitments to meet along the way. Then there is the cost, which can really vary in terms of how complicated the project is.
